  • These obligations include obligations such as unpaid rent, service charges and tenant-caused damage. Liability is capped at 9 months of rent plus service charges, in line with common Dutch practice.
  • The guarantor must earn at least 4× the base rent (net income). The guarantor signs a separate guarantor agreement, which formally records these responsibilities.
  • The guarantee applies only during the lease term and ends automatically once the lease is properly terminated, the apartment is returned in good condition, and all financial obligations are settled.

Costs

What does it cost to live in The Urban Woods?

  • Subscription: monthly, you pay basic rent, carpeting costs, and service costs. A price indication is listed on the page of your location. The basic rent depends on the city and the size of your apartment. The service costs depend, partly, on consumption; it is an advance payment. There are no registration fees.
  • Add-ons: on-demand, you may increase your luxury level with optional add-ons. You only pay for them if you order them. They are optional, not part of your rent or of the service charge. For example: an e-bike or extra storage space.
  • Note this disclaimer: prices and cost indications on the website are for informational purposes only. Please, find in your lease the actual costs that apply to your specific apartment.

What is the basic rent?

  • The basic rent. A rent indication is listed on the page of your location. The rent depends on the city and the size of your apartment.
  • Small price range. Sometimes there is a small price range listed for an apartment type. Why? Within a layout type, sizes may vary slightly. Prices are based on size, on m². So when sizes vary slightly, prices vary slightly too.
  • Large price range. However: is there a large price range for the apartment of your choice, a range of several hundreds of euros? Then the price is still a rough estimate. The prices for that location have not been determined yet. Worry not: sign up for the newsletter, and you are sure to know the prices as soon as we know them.

Help: on the website, I see a price range listed for my favorite apartment. What is it indicating?

Yes, some apartments have a price range or a from/to price. There are two reasons for this:

  1. Large price range? The price is not yet known. In this case, the prices for that location have not yet been determined. The building is still in the early construction stage. Subscribe to the newsletter, and you’ll know the prices as soon as we know them.
  2. Small price range? There is a small size difference. Within one layout type, there may be small size deviations. You pay per m², so if your apartment is slightly bigger, you pay slightly more. In addition to a price range, you will also see the m² range at the apartment listings.

How much is the service charge?

How much is the deposit?

  • The deposit is the amount of two months’ basic rent.

What about an application fee?

  • Zero. There is no application fee. We think this is only fair.

Water, heating, and electricity. What about it?

  • Water, heat, electricity: Read about it in this link.
  • Saving resources is important to us. Better for you and for the world. The Urban Woods are equipped with the latest technology for efficient use. Plus, in WoodsApp you learn about your behavior and find personal improvement opportunities. You also see when the building generates more energy than we use. So make sure that when the sun is out, your machines are on. 🔆
  • Gas: We don’t do gas. It’s SO not necessary. The climate deserves better. For heating, we use the heat pump, which extracts heat from the earth. Durable and efficient. To cook, we offer induction. Yes, you live more sustainably without even noticing it.

Any hidden costs?

  • No. We are transparent. No application fee or key deposit.

Will fees change during my stay?

  • Yes, there is an indexation on the basic rent, up to a few percent per year. You will always receive written notification of this, at least two months in advance. The legal maximum is determined by law. Read more about it on the Dutch government’s website.
  • Service charges are partly based on consumption. They are estimated in advance, so they are always variable.

Is the apartment furnished?

  • It is not fully furnished, but it is well-equipped. Each apartment includes a fancy kitchen, with quality hardware such as a dishwasher, a soapy bathroom with a designer shower and toilet, and often a balcony or two or three.

  • In Delft? You’re good. Our electric cars are right on site, there to share. Hop in and go. Prefer your own car? Street parking usually works. A fair number of permits is available. Note, parking policy isn’t set for the other locations of The Urban Woods yet.

Three-minute walk. Bonus: you’ll smell the forest. But honestly… We believe in bikes. In trams. In walking. In cities made for more than just cars.

Can I share my apartment with a roommate or partner?

  • Yes, you can. The number of residents per apartment is limited to two. That’s the beauty of The Urban Woods. You are in charge. Do note that a separate contract needs to be signed. Therefore, you will need to specify the number of residents and update us during your lease if this changes.

Weird. How can an apartment adjust and not be static?

  • Your house adapts to your needs. Not weird, just a new way of looking at housing. Add a guest room for the night or extra storage space for your new book collection. It’s only down the hall. So no, you do not need to move to another apartment if you use an add-on. We provide access whenever you need it. It makes your house and your bill adjustable and always perfect for your today.

Can I sublet my apartment on Airbnb or in other ways?

  • No, this is strictly prohibited and may lead to immediate termination of your contract and a financial penalty.

Who is the landlord?

  • This house is lordless. Instead, we have the concierge – The Ranger – on the premises to assist you. You are king of your castle.
  • The Urban Woods do have founders: Sebastian Monteban and Tim Vermeend. And they are not your typical real estate guys. They want to change the industry. For the better. Doing the snobby landlord thing is not their cup of tea. Read here what is.

GENERAL

A wooden building, is that strong enough?

  • It sure is. Strong as Popeye on spinach. The building is built with cross-laminated timber (CLT). This is a solid wood panel system that is more and more widely adopted in Europe.
  • The strength, dimensional stability, and rigidity of CLT allow it to be used in mid- and high-rise buildings. It is lighter than concrete, but, at the same time, super strong. We love to build bio-based and to make our little piece of the earth a bit better. Here is our vision, and here is HOW we make it happen.

Isn’t it sad for the forest to build The Woods out of w…

  • No. Sorry to cut you short, but: no. We don’t just cut wood, we grow it too. The wood we use to construct The Urban Woods is made of 100% sustainably grown good-wood timber. For each chopped tree, we plant three trees in return. When The Urban Woods grow, the forest grows too. Wood is circular because it never runs out. But this is only true as long as we keep planting. So we do.
  • Read more about our bio-based building philosophy and about our wood policy here.

Are The Urban Woods the same in each location?

  • All Urban Woods have the same principles and ethics. They all provide sustainable flexible comfortable living in a wooden building. Yet, they are not the same; each Urban Woods location has its specific character and set of facilities. Try them all. 😊

Why do you call The Urban Woods smart?

Because they are! The Urban Woods are digitally advanced.

  • Optimal living experience WoodsApp and digital onboarding, result in relevant
housing and proud tenants. Smart maintenance and real-time data contribute to smooth operations. More examples: The Urban Woods enable you to track energy generation and consumption in real-time. You control all services – get your drain fixed, book a gym class – with a click and a swipe.
  • The building has a brain of its own. Energy is distributed through the building wisely, thanks to sensors and high-tech solutions. Home, smart home.
  • Smart construction A.I. integration, advanced BIM, and digital twins result in fewer errors, less waste, and short lead times.

Why do you call The Urban Woods sustainable?

  • Well, if it wasn’t for our own modesty, we would even call it the most sustainable building ever. The bio-based building is designed with the UN Sustainable Development Goals as a guide. The Woods are made of wood. Wooden hull, inner walls of flax and wood fiber as insulation material. It all grows back. Plus: most of the building is reusable.
  • Here is our vision and here is HOW we make it happen. But the sustainability page is pretty informative too.

My question is not here, where can I find answers?

Get to know all there is to it and contact us. We look forward to it.
